You shouldn’t spend months designing the home you want only to discover you’ve designed something way outside your budget. That’s why investment conversations happen early at PCB.
We start with a target investment range, then put increasingly detailed numbers together as the design develops. Halfway through design, we check where the investment is heading. You approve the final construction documents and total investment before anyone picks up a hammer.
This gives you room to make adjustments while they’re still decisions on paper, not expensive changes on the jobsite.
The goal is to design the right home for you at an investment that works for you, not simply to design a great home.
You Can See What Your Choices Do to the Number
Your choices affect your investment, from adding square footage or moving walls to choosing windows and falling for that range you definitely weren’t planning to buy until you saw it. Our job isn’t to make those choices for you, but to make sure you understand what they mean.
If something is pushing the investment outside of your comfort zone, we can look at the options together. Maybe there’s another way to accomplish the same goal. Maybe one feature matters enough that you’re willing to simplify somewhere else. Or maybe you decide it’s worth the added investment.

Frequently Asked Questions About Budgeting with Petra
Does PCB guarantee that my project will never go over budget?
No, because construction can involve circumstances that aren’t visible at the beginning of a project, especially when we’re working with an existing home. Choosing to change the scope or selections can also change your investment.
What we can do is put in the work before construction to reduce avoidable surprises, develop a clear scope, refine the investment as the design develops, and communicate with you when something could affect the final cost.
Why can’t a contractor give me an exact price at the very beginning?
Because there usually aren’t enough details at that point to provide a truly exact number. Early in the project, there might still be major decisions to make about the design, engineering, materials, finishes, and scope of work. Giving you a highly specific number before those things are known can create a false sense of certainty.
At PCB, we start with a target investment range and refine the estimate as your project becomes more defined.
When will I know what my project is going to cost?
Once the schematic design is developed, we present a rough estimate based on the project in its current state. From there, we continue developing the design, selections, engineering, and numbers. Before construction begins, you approve the final construction documents and total investment.
What happens if the design starts exceeding my target investment?
We talk about it before construction starts. We check where the project is trending during design so you can understand what’s driving the number and make adjustments if needed.
That could look like changing a selection, reconsidering part of the scope, finding another way to accomplish a goal, or deciding that something is important enough to warrant the additional investment. You’ll have the information you need to make that call.
What could cause my project investment to change after construction begins?
The most common reasons are changes to the original scope, different selections, or an unexpected condition in an existing home that couldn’t reasonably be identified beforehand. If something comes up that affects your investment, we’ll explain what changed, why it affects the cost, and what options you have before moving forward.
The goal is to make sure you understand any changes that come up and have a say in the decisions that affect your investment.
Does design-build help with budget control?
It can help by keeping design decisions and construction realities connected. When the people developing the design are connected to the people estimating and building it, that makes it easier to identify the construction and investment implications of design decisions while there’s still time to address them.
It also reduces the chance of important information getting lost between separate design and construction companies.
Can PCB help me determine whether my budget is realistic before I commit to a project?
Yes. Early conversations include your goals, priorities, scope, and target investment range. You don’t need to know exactly what every part of the project will cost before starting the conversation.
